Leasing and Application

Applying at The Pearl is simple! Browse our available floorplans, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24-48 Hours. Upon approval, you will sign your lease electronically and received your Welcome Letter that will include your move-in costs to secure your home. 

Most applications are reviewed within 24-48 hours of submission. Our leasing team will contact you with a decision and any next steps.

To complete your application you will need:

- A valid government-issued photo ID

- Proof of income (see acceptable income sources below)

- Application fee of $85

Applicants must have a combined household income of at least 3x times the monthly rent. For example, for a $2,000 apartment, a minimum income of $6,000 per month is required.

We accept:

- 60 days of current and consecutive pay stubs from your current employer(s) AND two most recent bank statements (PDF) or brokerage statements (PDF). 

        *If using a brokerage statement, the brokerage account must contain liquid funds  totaling 3x the annual market rent amount. 

        *If using a Guarantor, the Guarantor’s account must contain liquid funds totaling  5x the annual rent amount.

- Pension or retirement income: most recent pension distribution statement or income verification letter from pension provider’s website

- Court-ordered alimony or child support payments: copy of court order.

- Proof of government payments (welfare, disability, social security): most recent benefit statement or benefit verification letter 

- Proof of self-employment income: most previous year’s tax return AND most recent personal bank statement.  Tax return must include Schedule C that will reflect net profit or loss for a business.  If a profit, divide the amount by 12; this will be the monthly income.

- Proof of student loan (only 1/3 of the amount can be counted as income)

- Job offer letter and income verified by employer on company letterhead (PDF) and dated within 30 days of application.

If one applicant is approved and another is not, please contact our leasing office to discuss your options.

Short-term leases of 7-11 months are available at a premium monthly rate. Contact our leasing office for current availability and pricing.

We offer flexible lease terms ranging from 7 to 15 months. Contact our leasing office for pricing by term length.

A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details.

On your move-in day, you will stop by the leasing office to pick up your keys at your move-in appointment time and complete a move-in checklist. All move-in costs must be paid in full prior to receiving your keys. 

Yes, a security deposit is required at The Pearl. Please contact the leasing office for more information on the deposit.

Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.

 All residents must maintain renter's insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to or at move-in. We also offer coverage through Foxen!

We offer In-Person Guided Tours where you will meet with one of our leasing professionals.

Tours are available during leasing office hours:

- Monday-Friday: 10:00 AM - 5:30 PM

- Saturday: 10:00 AM - 4:30 PM

- Sunday: Closed

We offer 1-, 2-, and 3-bedroom homes ranging from approximately 568 sq ft to 1,469 sq ft. Check out our floorplans to explore all of your options.

Yes! As long as that specific floor plan is available to view, we would be happy to show you the actual apartment you would be renting. If that home is not available for touring, we can show you a comparable apartment or our 2A-1 model home so you can get a feel for the layout, finishes, and features.

Our apartments feature 8-10-foot ceilings throughout. Select floorplans offer 20-foot ceilings. Contact our team for availability and ceiling height options.

Every home is professionally cleaned and inspected before move-in. Please complete your move-in inspection within 24-48 hours.

Yes! We will do our best to accommodate requests for any floor level or view! Let us know your preferences when you apply.

Availability changes quickly! We recommend submitting your application as soon as possible, as all homes are offered on a first-come, first-served basis. Please contact our leasing office for the most up-to-date availability and pricing information.

Our leasing team will present you with comparable alternatives matching your preferences for size, floor, color scheme, view, or finishes.

We will notify you approximately 75–90 days before your lease expiration date with your available renewal options. If you choose to renew, simply select your preferred offer, and our team will prepare your renewal lease agreement for electronic signature.

Utilities and Payments

Rent can be paid securely through our Resident Portal online portal using debit, credit, or ACH. 

Rent is due on the 1st of each month. A late fee will be applied if rent is not received by the 4th of the month.

In addition to monthly rent, residents are responsible for: 

- Technology Package 

- Valet Trash

- Pest Control

- Water & Sewer: Billed on the Resident Portal with rent individually metered based on usage. 

- Electric: Must set up account with Tampa Electric. *Residents are responsible for setup in their name.  

Early termination is possible. Please review your lease or contact our office.

The Pearl is wired for high-speed internet. Internet is included as part of Technology Package.

Internet service is available through Spectrum.

Complimentary Wi-Fi is available throughout the entire community! 

Electricity is provided by Tampa Electric Company. Contact them at 888-223-0800. We recommend doing this at least 1 week before move-in.

Yes! Our professional maintenance team is available to assist. Standard maintenance Monday-Friday; emergency maintenance 24/7.

Standard requests are typically completed within 1-3 business days. Complex repairs may take longer -- we will communicate any delays. Emergencies are prioritized.

Inside Your Home

We do not offer furnished apartments at The Pearl, but our team can recommend local furniture rental services.

 All homes include a full-size, front load washer and dryer.

All homes at The Pearl include: Open shelving for a more modern feel, large crank windows to offer natural light and a great breeze, top of the line stainless-steel appliance package, energy efficient LED lighting used throughout the property, distinguished quartz kitchen countertops, and so much more! Select apartments at The Pearl include a private patio/balcony. Contact our team for more information.

Per fire safety regulations, open-flame and charcoal grills are not permitted on patios or balconies. Community grilling stations are available near the Outdoor Oasis area at the pool.

No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.

Yes with approval: Paint requests require prior written approval. Any approved colors must be returned to original at move-out, or a repainting fee will apply.

Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.

The Pearl offers smart home features like Energy Efficient Living With LED Lighting Package, DOOR Keyless Entry, and more!

The West Palm Sky Loung is available for private reservations. A reservation fee is required. Contact the leasing office to book the space! Availability is first-come, first-served.

The pool is open everyday from dawn to dusk. 

Yes! Open year-round, weather permitting.

Yes! Landscaped courtyards, a dog park, Outdoor Oasis area with grills, and more are available for all residents.

Elevator access is available in all buildings in the main lobby areas.

The Pearl offers a parking garage for residents, with reserved parking spaces available for an additional fee per month.

Residents are permitted one vehicle for one- and two-bedroom apartments and up to two vehicles for three-bedroom apartments. Additional vehicles are subject to an additional monthly fee per vehicle. Motorcycles are counted as a vehicle. Contact our leasing team for details.

Recycling bins are located on the 1st floor of the parking garage near the main entrance. Please follow posted guidelines for acceptable materials.

Trash chutes are located in the trash rooms within the garage. A trash compactor is also available on the 1st floor of the parking garage near the main entrance. Please follow all posted guidelines regarding acceptable materials.

Valet trash service is also available Sunday through Thursday, with collection between 7:00 PM and 9:00 PM. Please place your bins outside your door by 6:00 PM for pickup.

Packages are delivered to the secure Amazon Hub package lockers. You will receive a notification when ready for pickup. Package locker access included in the Technology Package.

 Bicycles can be stored at bike storage rooms throughout community.

Yes. Quiet hours are 11:00 PM to 7:00 AM daily. We ask all residents to be mindful of all neighbors.

Pet and Guest Policies

Yes, we love pets at The Pearl! We welcome up to 2 pets per apartment. Breed and size restrictions apply -- see our full pet policy for details.

Yes! Each resident may bring up to 2 guests at a time. Residents are responsible for ensuring guests follow all community rules. Guests must be accompanied by a resident at all times.

Guests are welcome to stay for up to 7 consecutive days without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional occupant.
